How buying pre-construction in Fort Lauderdale works

Deposits and escrow under Florida law

If a developer sells a condominium unit before construction is substantially complete, Florida law requires the developer to put all of the buyer's payments up to 10% of the sale price into an escrow account. Payments above 10% go into a special escrow account, but if the purchase contract allows it, the developer may withdraw that excess for actual construction and development costs once construction has begun. Source: Section 718.202, Florida Statutes (checked October 14, 2026). Deposit schedules differ by building and the purchase agreement governs — this is general information, not legal advice; have a Florida real estate attorney review any developer contract.

Delivery dates are estimates

Completion dates on this page are developer estimates or press reports and they move — the delayed, paused and not-proceeding projects listed above are documented examples. Each building page shows its sources and any conflicts between them.

Who represents whom on a developer contract

The sales gallery represents the developer. A buyer can bring their own licensed agent to compare buildings, request current price lists and deposit schedules in writing, and go through the purchase agreement and key dates before signing. South Florida Real Estate Voice is a publication, not a brokerage, and is not affiliated with any developer listed here; on request we connect readers with a licensed local agent.
